Flat Roofing in Colchester

Extensions, garages, dormers, bay windows. We fit GRP fibreglass systems and repair or replace felt and rubber roofs across the town. Laid right, with falls that actually drain. Call 01206 806540.

Where the Flat Roofs Are

Nearly every Colchester home carries some flat roof, even when the street looks fully pitched from the front. The rear extension on a Lexden semi. The integral garage on a Mile End close. The dormer squeezed into a roof conversion off Maldon Road, and the little flat section capping a bay window above shops near the town centre. From the ground you see tiles; from the back bedroom window, you see felt.

Those small roofs do big work. A pitched roof sheds water instantly; a flat roof holds the line against it around the clock, through Essex gales, autumn leaf-fall and the frost that splits ageing coverings at their seams. When one fails, it rarely drips politely: water pools, finds the lowest edge, and arrives on the ceiling below in a way that reads far worse than the actual size of the fault.

Age tells fastest on the town's older garage blocks and 1970s extensions, where felt has often been patched once already. Modern builds fail differently, usually at the details: upstands, outlet surrounds and the joint where flat meets pitched. Whichever you own, the starting point is the same: someone looks at the deck and the covering properly before quoting. For the broader picture of what we do around town, see our roofers in Colchester overview.

Detached and link garages, from 1930s blocks to modern units.

Extensions

Dormers

Cheek, top and window details on loft conversions and cottage dormers.

Bay Windows

Small lead and felt caps over bay fronts, frequent leak culprits.

Know What Is On Your Roof

Felt, Rubber or GRP?

The three coverings you will meet on Colchester flat roofs, and what we do with each.

Felt (Bituminous)

The town's default for decades. Torched-on modern felt is far better than what your builder's father knew, but older layers blister, split at seams and go brittle. We repair sound felt and replace tired systems outright.

Rubber (EPDM)

A single-sheet membrane with few seams, which is exactly what you want on a simple flat area. Failures tend to sit at edges, corners and around outlets, and those are often repairable without renewing the whole roof.

Our Main System

GRP (Fibreglass)

A seamless resin-and-mat system laid onto a sound deck. No seams to split, no torch flames near your home, and it takes foot traffic and Colchester weather without complaint. What we fit when a flat roof is being done once.

Unsure what is up there? The free inspection answers it, with photos of the covering and its condition.

Signs the Roof Is Failing

Flat roofs announce their retirement in stages, and catching stage one saves the deck underneath. From the garden or an upstairs window, look for: ponding that outlasts the rain by days; blisters or bubbles riding across the surface; splits and crazing, worst at seams and edges; moss or vegetation taking hold where water lingers; and staining on the soffit or wall beneath the roof edge. Indoors, the giveaway is a brown tide-mark on the ceiling below, often far from the actual fault.

One of those signs alone usually means a targeted roof repair in Colchester is enough: clear an outlet, re-dress an edge, seam a split before winter opens it. Several together, on a covering already past its best, usually means replacement is the honest answer, because repairs start failing faster than you can book them.

If water is arriving faster than you can read this page, stop reading and deal with the water first. Our emergency roofer in Colchester page lists the steps that limit damage before anyone reaches the roof.

How a Flat Roof Job Runs

1

Deck-first inspection

We check the covering, the falls, the outlets and, wherever access allows, the deck beneath. A covering is only as good as what sits under it.

2

Written quote, repair or renewal

You get the honest option: the repair that will hold, or the replacement that pays for itself, priced in writing with the system named.

3

Laid right, finished tight

Deck prepared, falls set, covering laid, trims and upstands detailed. We clear the site and you get a roof that drains the way the drawings said it would.

Flat Roof Questions

Flat Roofing FAQs

Which flat roofing systems do you work with?
We fit GRP fibreglass as our main new flat roof system, and we repair and replace existing felt and rubber (EPDM) roofs. That covers the vast majority of flat roofs on Colchester homes, whatever was fitted originally.
Why is my flat roof holding water?
Flat roofs are built with a slight fall so water runs to the outlet. When that fall has sagged, the deck has deflected, or the outlet is blocked, water sits in ponds instead of draining. A little standing water after heavy rain is normal; a puddle that stays for days is shortening the life of the covering and is worth having looked at.
Can my flat roof be repaired, or does it need replacing?
It depends on what has failed. A split in an otherwise sound covering, a failed seam or a fault around an outlet can be repaired. Widespread blistering, a spongy deck, or a covering already patched several times usually adds up to replacement being the better spend. We inspect free and tell you which side of that line you are on.
Do you replace garage and extension roofs in Colchester?
Yes. Detached garages and rear extensions are the two most common flat roof jobs we price in the town, from 1930s garage blocks to modern kitchen extensions. Dormer and bay window roofs round out the list.
How soon can you inspect my flat roof?
Call 01206 806540 between 8am and 6pm, Monday to Saturday, and we will book a free inspection. If water is coming in, say so and the job is treated as urgent within our opening hours.
Do you cover areas outside Colchester?
Yes. As well as Colchester itself we work across the surrounding towns including Clacton-on-Sea, Witham, Maldon, Halstead, Sudbury and Manningtree. Ring us to check your address.
